When Swan Lake came up

On March 24, 2017, Washoe County finished a temporary flood barrier in Lemmon Valley: about four miles of sand-filled HESCO walls, four feet high, built with 12,000 yards of sand to hold back Peavine Mountain snowmelt rising in Swan Lake. The lake is normally a wetland, the Swan Lake Nature Study Area, about 10 miles north of downtown Reno at 4,990 feet.

For HVAC systems, the lesson from 2017 is about water. NADCA lists “water contamination or damage to the home or HVAC system” as a reason to clean ducts more often. EPA goes further for insulated ducts: if the insulation “gets wet or moldy it cannot be effectively cleaned and should be removed and replaced,” and mold will come back unless the moisture problem is fixed. If your home or crawlspace has ever taken on water, mention it when you request quotes.

Lemmon Valley has the oldest median housing of any community on this site and the highest share of owners. Many homes here have ductwork that has run through four decades of furnace seasons. Older systems are where duct sealing and repair comes up: EPA notes that “sealing duct air leaks can help save energy,” a different practice from spraying sealant inside ducts, which it doesn’t recommend routinely.

Dust, wind and swamp coolers

The north valleys share Reno’s dry climate: 7.35 inches of precipitation a year at the airport, summer afternoon humidity around 20%, and the Washoe Zephyr, a west wind that typically picks up in summer afternoons. Spring is windiest. That dust ends up in filters and, over time, in ducts. EPA’s cue for cleaning is ducts “clogged with excessive amounts of dust and debris” or particles coming out of the registers.

Evaporative coolers pull outdoor air into the house, so smoke season matters. The Washoe County Health District advised residents to avoid using a swamp cooler or whole-house fan during smoke, and EPA suggests covering cooler intakes with MERV 13 filters. Startup, pads and winterization are covered under swamp cooler service; ducts under air duct cleaning.

Lemmon Valley FAQ

My Lemmon Valley home had water near the furnace. Can the ducts be cleaned?

It depends on the duct type. EPA lists substantial visible mold in hard sheet-metal ducts as a reason to consider cleaning, but insulated ducts that got wet or moldy “cannot be effectively cleaned and should be removed and replaced.” The moisture source has to be fixed first or mold returns. Ask companies to show you any mold they find and to explain their plan in writing.

Is my 1970s duct system too old to clean?

Age alone doesn’t decide it. EPA recommends cleaning when there is substantial visible mold, vermin, or excessive dust and debris. If older ductwork leaks, EPA says sealing duct air leaks can save energy. EPA also suggests checking for asbestos-containing materials before work on older systems, so ask the company about that.

Should I run my swamp cooler during wildfire smoke?

Official guidance says to limit it. During a 2020 smoke alert, the Washoe County Health District advised avoiding swamp coolers and whole-house fans to keep smoke out. EPA suggests covering the cooler’s outside intakes with 4-inch MERV 13 filters if you can safely reach them, or using the cooler sparingly. Keep windows closed and recirculate indoor air where possible.
